What breaks here, and why
Higher ground, colder nights. Summerlin sits several hundred feet higher than the Strip. Summers are still brutal, but winter nights run colder than on the valley floor, so the heating side of your system does real work here. 1990s homes: Sun City Summerlin, The Trails, The Hills, The Pueblo. Most of these are on their second or third system. The equipment has usually been replaced; the ductwork in the attic often has not. Old flex duct sags, tears and pulls loose at the connections, and every leak dumps cooled air into a hot attic. If an older system was installed before 2010, it probably runs on R-22 refrigerant, which has not been produced in the U.S. since 2020, so a leak on one of those units is a repair-or-replace conversation. We put both prices in writing.
Large and custom homes: The Ridges, Red Rock Country Club. Multiple systems, zoning, casitas and rooms over the garage. The usual complaints are one zone that never matches the thermostat and an upstairs or casita that stays warm. A ductless mini-split is often the cleanest fix for a casita or a converted garage.
The newer western villages. Newer homes often have variable-speed equipment and smart thermostats that need to be set up correctly to deliver what they promise. Some may still be under manufacturer warranty, so have the model and serial numbers handy when you call.

My house is warm in the afternoon even though the AC runs all day. Why?
In older Summerlin homes the usual cause is leaky or sagging ductwork in the attic, a dirty outdoor coil, or a slow refrigerant leak. We test before we recommend anything, and repairs carry a 1-year labor warranty (limitations apply).
Is a heat pump enough for a Summerlin winter?
For most homes, yes, when it is sized and set up correctly. Summerlin’s colder nights make a working backup heat source and correct thermostat settings more important than on the valley floor. We will check both.
Does Summerlin design review need to approve a new AC?
Changing the location or size of outdoor equipment can require approval. We provide the model and dimensions in writing so you can submit it. A like-for-like swap in the same spot is usually simpler, but check your association’s rules first.
