Spring Valley was not built all at once, and the equipment on your roof or in your attic depends on when your house went up.
1970s and 1980s homes on the east side (roughly Decatur to Jones, Flamingo to Tropicana). Many of these single-story homes are on their second or third air conditioner. Spanish Trail (from the 1980s) and Rhodes Ranch (late 1990s through the 2000s). Larger homes, often two stories, often with two systems or a zoned system. The upstairs unit and its air handler usually sit in the attic, where summer heat is far above the outdoor temperature. That is hard on blower motors, capacitors and wiring, and when the condensate line clogs, the water ends up in the ceiling. Both communities have HOAs, so before you move or upsize an outdoor unit, check with the association on placement and screening. My upstairs is always hotter than downstairs. Is my AC too small?
Not always. In two-story Spring Valley homes the cause is often the upstairs air handler in a hot attic, a restricted return, or leaky ducts — not the size of the unit. We check airflow and ducts before recommending a new system, and every repair carries a 1-year labor warranty (limitations apply).
Water is dripping from my ceiling under the AC. What do I do?
Turn the system off at the thermostat and call us at (702) 556-4812, 24/7. It is usually a clogged condensate drain or a full drain pan above the ceiling. Catching it early keeps a small drip from becoming a drywall repair.
Should I repair or replace my AC?

Does my HOA need to approve a new AC?
In Spanish Trail, Rhodes Ranch and other HOA communities, changing the size or location of outdoor equipment can require approval. We provide the equipment model and dimensions in writing so you can submit it. Like-for-like swaps in the same spot are usually simpler, but check your HOA’s rules first.
